Modulars have become an increasing popular option in the North East. And New Yorkers are particularly savvy, modular home sales in New York have increased 48% from 1992 until 2002!

The reason? Today’s modular homes are built with the same materials and techniques as a site built home. The plans are as varied as the people who own them. Modular homes are built to the local and state code where the home is being located, the same as a site built home, and will be certified by a local codes officer before the home is occupied.

Modular homes are designed to be located on private property with a foundation below frost, such as a frost wall or full basement. They are built in compartments or modules are transported from the factory in these modules and lifted from the carrier and placed and secured on a foundation by a crane.

WASHINGTON, D.C. Proponents of modular homes have insisted that this technology produces homes that are far stronger than typical site-built houses. As industry member are well aware, the modular sections are built to withstand stresses of highway travel on flatbeds and that they contain as much as 30% more building materials than a comparable site-built home. To withstand setting by crane, the drywall and all sheathing is often glued and screwed to wall studs and triple headers are used for window openings and stairwells. Recently the Federal Emergency Management Agency (FEMA) confirmed that modular housing withstood a hurricane far better that site-built units. In its report, “Building Performance: Hurricane Andrew in Florida,” the assessment teams from FEMA concluded that modular homes withstood the 131-155 mph winds of a Category 4 storm in August, 1992 far better than site built homes. The report said,

“Overall, relatively minimal structural damage was noted in modular housing developments. The module-to-module combination of units appears to have proven to be an inherently rigid system that performed much better than conventional residential framing. It was evident in both the transverse and longitudinal directions of the modular buildings.”

Modular homes

The secrets out! Now the world knows what our industry has known for a long time. Modular homes perform better than site built homes! Your home travels to workstations, with all the building trades represented. Work is never delayed by weather, subcontractor no-shows or missing material. All building materials are stored indoors so the quality is not compromised by the harsh elements. Quality engineering and modular construction techniques significantly increase the energy efficiency of your modular home. A quality control process provides 100% assurance that your home has been inspected for code compliance and workmanship. In-plant inspectors as well as independent inspection agencies inspect the home on behalf of your state & local government.

On the average, a home consisting of two sections will be built in the factory within a month. Once the manufacturing process is complete, typically with interior finish right down to carpets and wall finish, the unit must he transported to your home site and placed on the foundation. Then final completion begins, including interior final finish, connection of utilities to the home, and any other on-site additions such as a garage or porch. Normally the home is completed in another month.
