We have long said at Plattsburgh Housing Outlet we move at your pace and treat you the way you want to be treated. That means, we take your lead- to act as a piece of the puzzle, or coordinate your entire project for you. For that reason, there are options you can consider when it comes to the oversight and responsibility of the work being completed on your building project.

Do It Yourself:

Every year we have customers who have a considerable amount of time and experience in the building trades. They come to us, knowing who they want to use and have an established relationship with these craftsmen. While we don’t recommend this direction in most cases, there are times it is appropriate. If you are capable of following each subcontractor and keeping them on the established time-line and budget, we will consider this on a case by case basis. Keep in mind that if a lender is involved, they likely will not allow the customer to act in this capacity.

Project Manager:

This intermediate option is a good fit if the bank allows you to act as your own GC, but you would like the guidance of our trained staff to not only design and build your home, but also guide you step by step through obtaining quotes and references from subcontractors, establishing a time line, offering assistance on how and when to obtain necessary building permits with all applicable agencies from start to finish. However, you will still remain in control of the finances and each contractor is responsible for their own work.

General Contractor:

Most of our clients choose this option as most lenders require a general contractor to not only oversee the work from start to finish on a building project, but also warrant the project in its entirety. The bank, and most consumers like to have one point of contact as they are going through the building process as well as the same point of contact after completion in the event of an outstanding issue that needs to be resolved. With PHO as your GC, we take full responsibility and obtain special insurance for the work done not only by our staff but all subcontractors. This option is most beneficial to prevent costly budget overruns and to keep the project on a reasonable time line.

We obtain several quotes on your behalf from several reputable subcontractors outlining all site work necessary for your property. We never up-charge their quotes– you will know their name and feel free to call them directly. We will meet and discuss the quotes and we charge 10% of the site work charge for our service. Your home price is not affected at all by which option you choose. And you will know everything up-front, in-writing in your project proposal before you commit. We want to earn your business for the right reasons.

When you choose a turn-key package from us, you can rely on us to check out the permits, utilities, zoning, set-backs etc– all the things that need to be done during normal working hours and can cause a lot of stress for you.
